The apartments would sit above lots of ground-floor shops
Warner Center’s busy development landscape might be getting even busier. A new 259-unit apartment complex is planned for the Erwin Street at Variel Avenue, according to architecture firm Newman Garrison + Partners.
Newman Garrison is designing the seven-story building for developer California Home builders. Plans call for almost 52,000 square feet of restaurants and shops on the ground floor.
Called Q at Erwin, the building would feature a mix of live and work lofts, as well as studio, one, two-, and three-bedroom apartments ranging from approximately 600 to 1,500 square feet.
Resident amenities would include a central courtyard with a pool, a “multi-story” gym, and multiple lounges.
Construction is slated to begin in 2020, with completion scheduled for 2023.
California Home Builders is on a spree in Warner Center. The developer has more than 600 units under construction now in two projects in the neighborhood. The company is also planning a mid-rise building with 350 apartments and 206 apartments with a possible 24-story tower in the next two years.
Warner Center has seen a burst of residential development since late 2013, when the city approved a new plan to steer development in the area. About 2,500 housing units have been approved for the 1.5-square-mile area since then, but none of them are affordable.
That has local officials, including Los Angeles City Councilmember Bob Blumenfield, who represents the area, questioning if the city should require new developments in the neighborhood to build some less-than-market-rate housing.
